New WELL Core office building adds 12,000-square-feet of retail space in Water Street Tampa

Tampa-based real estate development firm Strategic Property Partners, LLC (SPP) has announced the opening of Thousand & One, Tampa’s first anticipated WELL Core and Shell-certified office building and first trophy office tower in nearly 30 years. As part of the innovative Water Street Tampa district transforming downtown Tampa into a walkable mixed-use neighborhood, Thousand & One employs a wellness-oriented, indoor-outdoor office environment meant to promote well-being and increase productivity among tenants.

Blending indoor and outdoor spaces in Water Street

Designed by COOKFOX, the 20-story tower introduces 375,000 square feet of office space with 12,000 square feet of ground-floor retail. True to COOKFOX’s signature biophilic design philosophy, the building has been designed to connect people to nature and blend indoor and outdoor spaces, an approach shown to reduce stress, enhance creativity and improve overall well-being.

Thousand & One features everything office workers are seeking today: floor-to-ceiling windows with water-facing views, flexible floorplans and lushly landscaped terraces offering access to the outdoors. The dynamic floorplates have been designed to accommodate a range of tenant sizes and offer double-height terraces that boost natural light while inviting fresh air and indoor-outdoor office set-ups. Encouraging collaboration, community and personal development, the building is also home to a town-hall-style gathering space, an open-air conference space and an employee fitness center.

First pre-certified WELL neighborhood in the world

Thousand & One anticipates receiving WELL Core and Shell certification by the International WELL Building Institute, which designated Water Street Tampa as the first pre-certified WELL neighborhood in the world. WELL designation reflects a building or community’s commitment to promoting well-being for residents, tenants and visitors through specific science-backed design and policy strategies based on principles of light, air, water, nourishment, movement, materials, mind and community. At Thousand & One, these initiatives include a higher standard for air filtration that provides more fresh outdoor air than traditional office buildings and rigorous cleaning protocols.

Reflecting the larger vision of Water Street Tampa as an active and engaging neighborhood, Thousand & One offers a dynamic, community-oriented atmosphere. The building will be programmed with neighborhood-serving retail on the ground floor, provide access to the attractions along Water Street’s thoroughfare and feature a public plaza with landscaping, benches and an interactive art installation. SPP is excited to unveil the plaza and art installation later this summer.
